ESTIMATING AND COST ADVICE
Estimates and cost advice during all stages of a development is essential if the correct decisions with full awareness of their financial implications are to be made.
PQS Africa has extensive knowledge on current market related rates which enables us to provide accurate budgets for construction on any type development.
COST PLANNING & VALUE ENGINEERING
Cost planning enables the client to make decisions on various design alternatives with actual cost implications monitored against the original budget. Assuring value for money, not only regarding the capital cost, but also in respect of the running and maintenance cost of a project.
PQS Africa, in collaboration with the Architect, ensures that the design is value engineered to achieve the best commercially viable yields possible for the development.
INSURANCE CLAIMS & DISPUTES
Approach PQS Africa for advice or an unbiased professional opinion on any insurance claim or dispute. As a registered professional quantity surveying firm we are recognised by all insurance companies / banks to provide information or assist to resolve insurance claims.
TENDERING
Compiling tender documentation and advising on the most economical tendering procedure to follow for the project at hand.
PQS Africa will take the lead and ensure that all tenders meet the contractual requirements and the given time frames and deadlines of the project.
CONTRACTUAL ADVICE
Choosing a suitable form of contract for any given project will depend on the nature, location and the complexity. We will guide you through and explain the different contracts available for appointing both the professional team and the contractor.
PQS Africa has worked on a broad spectrum of construction contracts and can provide contractual assistance on claims, disputes or amendments to be made to suit the given circumstances.
FINANCIAL CONTROL DURING CONSTRUCTION
Monthly valuations are issued during construction to certify works completed on site. This provides the client the ability to track progress vs time on site.
PQS Africa presents monthly cost reports to the client focussing on key measuring factors of a development. Overall spent percentage, expected final contract value, variation orders to be discussed or design constraints including forecasting the remaining monthly spend.
FINAL ACCOUNT SETTLEMENT
PQS Africa motivates that the most important duty of a QS on a project is cost control. We determine the value of the changes implemented on the original design ordered by the architect / engineer / client. Ensuring that a fair and equitable settlement of the cost of the project is reached in accordance with the contract conditions.
